Chimney Problems on Older Coventry Homes: What We See and Why
Chimneys take more weather than almost any other part of a roof. On the older housing stock around Coventry and Warwickshire we see the same handful of problems come round again and again.

Why chimneys fail before the rest of the roof
A chimney stands proud of the roofline, which means it takes wind, rain and frost from every direction rather than being sheltered by the slope around it like the rest of the roof. It's also built from small individual bricks with a lot of mortar joints, all of which are potential weak points, and it usually has some of the most complex leadwork on the whole house where it meets the roof covering.
Add in that a lot of chimneys on older Coventry terraces and Victorian villas are no longer used for an open fire, and you often get a stack that's had no warm air moving through it for years, sitting exposed to whatever the West Midlands weather throws at it. That combination of age, exposure and disuse is why chimney work makes up a steady share of the repairs we do.
Mortar and brickwork: the slow deterioration
Pointing on a chimney stack has a harder life than pointing anywhere else on the house, because it's more exposed to driving rain and to frost. Once water gets into a mortar joint and freezes, it expands and pushes the joint apart a little more each time, a process that speeds up over a few winters. You'll often see this as crumbling or missing mortar between the bricks, sometimes with debris in the guttering below that's come from the stack itself.
Left unaddressed, the bricks themselves start to spall, meaning the face of the brick breaks away, which is a more expensive repair than repointing would have been. On stacks we've re-pointed around Rugby and Nuneaton, this has usually been developing for several years before anyone's noticed it from ground level, which is exactly why we'd flag it during any general roof inspection rather than waiting to be asked specifically about the chimney.
Flashing and leadwork failures
Where a chimney meets the roof slope, the join is sealed with lead flashing, usually a stepped flashing up the sides and an apron or back gutter depending on the position of the stack. Lead is a durable material but it does move with temperature changes over the years, and the mortar it's dressed into can crack, letting the lead lift slightly at the edge.
Once that happens, water gets behind the flashing rather than running over it, which shows up inside the house as a damp patch on a chimney breast or ceiling near the stack, often appearing only during heavy or wind-driven rain when water is being pushed rather than just falling straight down. It's one of the more common causes of a leak that homeowners assume must be coming from the roof covering when it's actually the chimney joint.
Chimney caps, pots and disused flues
A chimney that's no longer connected to a working fire still needs some thought given to it. An open flue with no cap or cowl lets rain straight down inside the stack, which keeps the brickwork and any old fireplace below permanently damp. Fitting a cap or a ventilated cowl stops the rain getting in while still allowing the flue to breathe, which matters because a fully sealed flue can trap moisture and cause damp in a different way.
Cracked or leaning pots are also worth keeping an eye on, since a pot that's come loose in high wind is a genuine hazard to anyone below, and on some of the taller Victorian stacks around Warwick this is more of a risk than people expect from ground level.
Structural movement and when a stack needs rebuilding
Occasionally what looks like a pointing job turns out to be more serious, particularly on tall or narrow stacks where the mortar has failed badly enough that the brickwork is no longer stable. Signs include a visible lean, wide cracks running through several courses, or bricks that move when gently tested by hand. In these cases repointing alone won't fix the underlying problem and the stack needs partial or full rebuilding.
This is more work and more cost than a repointing job, but it's not something to leave, since a chimney stack coming down is a genuine safety risk to the roof below and to anyone in the garden or street. We'll always explain clearly why a rebuild is needed rather than a repair if that's what an inspection shows, and what the difference means for the work involved.
Getting a chimney checked
Because so much of a chimney's condition isn't visible from the ground, a proper look usually means getting up to it, either from a tower scaffold or safely from the roof access. We check the pointing, the flashing, the pots and caps, and the general lean and stability of the stack, and we'll take photos so you can see exactly what we're talking about rather than just taking our word for it.
If you've noticed a damp patch near a chimney breast, staining on a ceiling that appears in wind-driven rain, or debris in the gutter below a stack, it's worth having it looked at before the next wet spell rather than after.
