EPDM Rubber Roofing single sheet, few joints

EPDM stands for ethylene propylene diene monomer, but on site it is just known as rubber roofing. It comes as a large single sheet of synthetic rubber that can cover most domestic flat roofs without a joint in the middle. Fewer joints means fewer places for water to get in, which is one of the main reasons EPDM has become a popular choice on extensions and garage roofs across the area.

We fit EPDM using a fully bonded method, gluing the membrane directly to the deck with contact adhesive so it cannot lift or flap in the wind. On larger areas we sometimes use mechanical fixing at the perimeter alongside bonding, depending on the shape of the roof and how exposed it is. Either way, the rubber is left to relax and lay flat before it is trimmed and bonded, which stops it going tight and stressed later.

The deck needs to be sound, dry and free of sharp debris before the membrane goes down, usually OSB3 or marine ply with the edges eased so the rubber does not get damaged over time. Where the roof meets a wall, chimney or upstand, we use purpose made trims and coving rather than trying to dress the rubber sheet into a tight corner by hand, which is where a lot of poor EPDM jobs go wrong.

Outlets and gutters get the same attention as the main sheet. A rubber roof with the wrong fall or a blocked outlet will still pond water, so before fitting we check the falls are adequate and build in tapered insulation where needed to get water moving to the drainage point.

Pricing depends on the roof area, how many upstands and abutments there are, and access. A single garage roof is a straightforward job from a tower, while a roof over a two storey extension or one hemmed in by walls usually costs more due to scaffolding and the extra trim work involved. We always set this out clearly in the written quote.

EPDM handles UV, weather and minor foot traffic well once it is properly bonded, and it copes with the building moving slightly over the seasons better than some rigid systems.
