Roof Cleaning and Moss Removal
Moss holds moisture against tiles and blocks gutters with debris. We clear it safely by hand, without pressure washing that can damage the roof.
Service overview
What is involved in roof cleaning
Moss builds up on roofs facing north or shaded by trees, especially on concrete tiles which have a slightly rougher surface than clay or slate. It might look harmless, but it holds moisture against the tile surface, which speeds up weathering, and moss debris regularly washes into gutters, blocking them and causing overflow.
We clear moss and algae by hand and with soft brushes, rather than using a pressure washer. High pressure water can force its way under tiles, strip the protective granules off some concrete tiles and push water into the roof structure, which causes more problems than the moss ever did. It's a slower method but a much safer one for the roof.
While we're up there clearing moss, we check the condition of the tiles or slates underneath, since heavy moss growth can hide cracked tiles, failed pointing or slipped slates that weren't visible from the ground. If we find anything, we'll point it out and quote separately rather than assuming you want extra work done.
Once the roof slopes are cleared, we clean out the gutters, since moss and debris washed down during the clean will otherwise sit there and cause a blockage. This is a normal part of the job for us, not an optional extra, because leaving gutters full defeats the point of cleaning the roof.
Moss growth is common across Coventry, Solihull and Kenilworth on roofs with mature trees nearby or a shaded north facing slope, and some properties will need cleaning again after a few years depending on the location. We won't recommend a treatment or repeat visit unless the roof genuinely needs it.
Cost depends on the size of the roof, how much moss has built up, and access. We'll always inspect first and give a free written quote, and we'll tell you honestly if a roof has more moss than is worth removing versus other work being more of a priority.

Common problems
Problems we put right
The faults we see most often when homeowners ask us about roof cleaning.
Moss trapping moisture against tiles
Thick moss holds water against the tile surface long after rain has stopped, speeding up frost damage and wear. On older or more porous tiles this can shorten their life considerably.
Gutters blocked with moss debris
Moss washes down the roof slope in rain and collects in gutters, blocking the flow of water and sometimes causing it to overflow down the wall or into the eaves.
Hidden damage under heavy growth
Thick moss can conceal cracked tiles, slipped slates or failed pointing that would otherwise be spotted. We check for this as we clean rather than assuming everything underneath is fine.
Algae staining on north facing slopes
Shaded, damp roof slopes often develop black or green algae staining as well as moss, which affects appearance and, over time, can hold moisture against the surface too.

Why choose us
Benefits of choosing The Roofing Lads
No pressure washing
We clean by hand and with soft brushes, avoiding high pressure methods that can damage tiles and force water into the roof.
Gutters cleared as standard
We clear the gutters of moss debris as part of the job, so you're not left with a blocked gutter after the roof is clean.
Honest assessment
We'll tell you if a roof genuinely needs cleaning or if the moss is minor and not worth the cost, rather than upselling a job that isn't needed.
Fully insured
Our team carries public liability insurance while working at height on your roof, throughout the clean.
A moss covered roof isn't just a cosmetic issue, it holds moisture against tiles and blocks guttering, both of which can shorten the life of the roof if left unchecked for years. A careful hand clean, done properly without a pressure washer, deals with both without risking damage.
If your roof is looking mossy or your gutters keep overflowing, get in touch and we'll take a look. We cover Coventry, Solihull, Warwick, Leamington Spa, Rugby, Nuneaton and Kenilworth, and every quote is free and given to you in writing.
