What is involved in roof repairs

Most roof repairs start with a homeowner spotting a damp patch on the ceiling, a tile in the garden after a windy night, or daylight showing through the loft. We come out, get up on the roof safely with proper access equipment, and work out exactly what's going on before we quote anything. Guesswork costs people money, so we'd rather have a proper look first.

The most common jobs we do across Coventry, Solihull, Warwick and Leamington Spa are slipped or cracked tiles and slates, cracked mortar bedding on ridges, and flashing that's come away from a chimney or wall abutment. Each of these lets water in gradually, so what looks like a small job can be the difference between a dry loft and a ceiling that needs replastering.

We match materials to what's already on your roof wherever we can, whether that's a plain clay tile, a concrete interlocking tile or natural or fibre cement slate. If your roof is older and the tiles are discontinued, we'll talk you through the nearest match or, where it makes sense, taking a few from a less visible slope to patch the front.

Leaks are not always where the stain appears. Water can travel along a rafter or batten before it drips through the ceiling, so tracing the actual entry point properly is the difference between a lasting repair and calling us back out in six months. We check felt or breathable membrane, battens, flashings and pointing before deciding on the fix.

Price depends on access (whether we need a tower scaffold or ladders will do), how many tiles or slates need replacing, whether lead flashing needs renewing, and how the existing roof covering is holding up generally. Slipped or missing tiles and slates

Wind gets under a tile, snaps the nail or peg holding it, and it slides or falls. Even one gap lets driving rain onto the felt below, and over time that felt fails and water gets into the loft.

Cracked mortar on ridges and verges

Old sand and cement mortar bedding shrinks and cracks with age and frost. Once it starts crumbling, ridge tiles can rock loose in wind, so we check ridges on every repair visit even if that's not why you called.

Leaking flashings around chimneys and walls

Lead flashing that's lifted, split or been poorly repaired with sealant lets water track down behind the chimney breast or into a party wall. It's one of the most common causes of an internal leak we're called to.

Cracked or split roof valleys

Valleys carry more water than any other part of the roof, so a cracked lead or GRP valley, or blocked debris sitting in it, will show up as a leak fast, usually lower down the roof than you'd expect.
