What is involved in roof windows

Roof windows are one of the best ways to bring natural light into a loft, whether it's a conversion, a home office or just a dark landing that needs brightening up. We fit roof windows into tiled, slate and fibre cement roofs across Coventry, Solihull, Warwick and the surrounding towns, and the finish depends almost entirely on how well the flashing kit is fitted.

The job starts with forming the opening in the roof structure, which means cutting the existing rafters and fitting new trimmers to carry the load either side of the window, sized correctly to the window's rough opening. This structural work needs to be right before anything else happens, because a poorly framed opening can lead to sagging or draughts later on.

Once the frame is in, the window sits into the opening and the manufacturer's own flashing kit goes around it, matched to the specific tile or slate profile of your roof. Flashing kits aren't universal, a flat interlocking tile needs a different kit to a plain tile or natural slate roof, and using the wrong kit is one of the most common causes of roof window leaks.

Tiles or slates around the opening are cut and dressed into the flashing so water runs over the top and down the sides rather than pooling at the head of the window. On slate roofs this needs particular care because the flashing has to sit correctly under the courses above without disturbing the nailing pattern of the surrounding slates.

We fit both centre pivot and top hung roof windows depending on the ceiling height and how the room will be used, and can advise on size and position based on the loft layout. For loft conversions we often coordinate roof window installs with the wider building work, fitting the windows at the point that suits the build programme.

Internal finishing, plastering around the window reveal and fitting trim kits, can be arranged as part of the job or left for another trade if you're managing the wider project yourself. We'll talk through what's included at the quote stage so it's clear where our work stops.

Every roof window installation gets a free written quote after we've had a look at the roof and discussed what you're after, with any guarantee confirmed in writing at the same time. We use our own team throughout and are fully insured for the work.

Common problems

Problems we put right

The faults we see most often when homeowners ask us about roof windows.

Leaking around an existing window

Roof windows that leak are almost always a flashing problem rather than a fault with the window itself. Perished seals, a poorly fitted kit or tiles cut too tight to the frame all let water through.

Wrong flashing kit fitted

Flashing kits are matched to specific tile or slate profiles, and fitting the wrong kit for a flat interlocking tile roof or a slate roof is a common cause of leaks that show up soon after installation.

Condensation inside the window

Poor insulation or ventilation around the window opening can cause condensation to build up on the inside of the glass or frame, which is often mistaken for a leak but has a different cause.

Undersized or poorly placed opening

A roof window fitted in the wrong position for the room layout, or too small for the space, limits the light and ventilation it was meant to bring in and is hard to correct after the roof is finished.

Our process

How we work, step by step

  1. 1

    Survey and quote

We look at the roof structure and discuss window size, position and style, then give a written quote covering the opening, window and flashing kit.

  2. 2

    Structural opening

Rafters are cut and new trimmers fitted to form a properly sized opening, checked against the window's rough opening dimensions before anything else proceeds.

  3. 3

    Window and flashing fit

The window is fitted into the frame and the correct manufacturer flashing kit is dressed in with the surrounding tiles or slates cut and sealed around it.

  4. 4

    Finish and check

We check the window operates properly and the roof is watertight around it, then hand over the written guarantee agreed with your quote.

Why choose us

Benefits of choosing The Roofing Lads

Correct flashing every time

We match the flashing kit to your roof covering, tile or slate, rather than fitting a generic kit that won't seal properly.

Structural work done properly

Rafters and trimmers are sized and fitted correctly before the window goes in, so the opening carries the load safely.

Works with loft conversions

We can time roof window installs to fit with a wider loft conversion or extension programme if that's what the job needs.

A roof window done properly brings light into a loft without ever giving you a reason to think about it again, and that comes down to the flashing kit and the structural opening being right from day one.

If you're planning a roof window install or loft conversion across Coventry, Rugby, Nuneaton or nearby, get in touch for a free written quote. We're fully insured and use our own team from the structural opening through to the finished window.
